Project Outline

This project in Clontarf involved the addition of a new two storey extension to the side and rear of the existing house to provide for additional accommodation for the property owners. The house was originally a 3 bedroom property with a single bathroom at frist floor level. Now the frist floor accommodation comprises 4 double bedrooms, main bathroom and ensuite to the master bedroom. The new two storey extension included the construction of a new bay structure at the front to match the existing front elevation. This required matching the existing brickwork at the front to ensure a seamless transition between the new and the existing elements of the house.

At ground floor level, the new extension area to the side of the house allowed for the inclusion of a home office area at the front as well as a new playroom toward the centre of the house. This playroom opens directly off the main kitchen and dining space which is located at the rear of the property, as part of the new extension area to the rear. Multiple rooflights as well as a large glazed sliding unit on the rear facade provide for maximum daylight penetration into the depth of the plan at this level. The rear extension leads directly out on to a patio area and the rear garden.


The following elements were completed as part of the project:

  • Thermal Insulation - Underfloor insulation was fitted together with internal composite insulation/plasterboard panels to all external walls. The attic insulation was also upgraded.
  • Windows/Doors - Triple Glazed windows & doors were fitted throughout.
  • Mechanical & Electrical Installations - The property was fully re-wired and a complete new heating & hot water system was installed.

Plan

This plan outlines the completed ground floor layout for the project. At this level, a new extension was added to the side as well as the rear of the property to significantly increase the amount of accommodation at this level. A new home office was provided at the front in the new extension area, a playroom toward the centre of the plan and a combined kitchen, dining and family area at the rear. Separate utility and pantry spaces are provided, accessed directly from the ktichen area.
