Project Outline

The original ground floor configuration of the property provided for a sitting room to the front and a dining area and kitchen to the rear. However, the sitting room acted as a route through which guests and the occupants passed. The project proposed that a new extension be built at the rear of the house. The plan was then laid out in 3 zones: Sitting room to the front, kitchen/utility to the centre and living/dining to the rear. The centre section of the plan would house the functional elements of the house with the kitchen, new utility and bathroom facilities in this location. The entrance to the sitting room was moved toward the centre of the house to prevent it acting as a through way but it remains directly connected to the central kitchen area providing for flexible spaces during various uses. The new extension links directly to a new sheltered patio area at the rear.

The completed project included the following elements:
  • Thermal Insulation - Internal composite insulation/plasterboard panels were fitted to all external walls. The attic insulation was also upgraded
  • Mechanical & Electrical Installations - The property was fully re-wired and an upgraded heating & hot water system was installed.
  • Fuel Burning Stove - A multi fuel stove was installed in the living area as part of the project.


The plan below outlines the ground floor layout of the project as built with the centrally located kitchen and utility areas with the sitting room to the front and more informal living and dining areas to the rear. The white dotted lines shown in the living and dining areas indicate the location of the original back wall of the house.
